Manton Property has launched Maintenance & Aftercare, a new service for country houses.

The question often comes after a completed project, acquisition or refurbishment: how should the property be looked after from here For larger houses, maintenance is rarely simple. Historic fabric, modern systems, grounds, security, outbuildings and staff accommodation all need regular attention. Left until something fails, the result is often avoidable cost, disruption and lost information. Maintenance & Aftercare brings this into a clear, structured programme.

How it works

Each engagement begins with a condition assessment covering the main house, building fabric, systems, grounds, outbuildings and associated accommodation. This produces a prioritised forward schedule: what needs attention, when it should be done, and who should be involved. It gives the owner a clear view of requirements, future expenditure and risk.

Approved works are then coordinated by Manton. This includes appointing contractors and specialists, managing access, reviewing costs and keeping the programme on track.

What is covered

Scope depends on the property, but may include roofs, leadwork, rainwater goods, masonry, windows, heating, electrics, private drainage, fire detection, gates, CCTV, trees, pools, outbuildings, cottages, staff accommodation and equestrian facilities. The purpose is to move maintenance from ad hoc response to planned care.

Maintenance history as a property asset

Manton keeps a clear record of servicing, repairs, certification, warranties and contractor details, so information is not lost when staff, contractors or advisers change. For agents, buyers and advisers, this creates a useful record of how the property has been maintained.
