What US buyers don’t always see when they purchase an English country house

There is a particular appeal to English country property for buyers from the US. The landscape, the history, the sense of permanence that comes with a house that has stood for two or three centuries.

What is less visible, until you are well into the process, is the complexity that comes with it.

Listed building consent works differently to planning permission. What you can and cannot do with a Grade II listed house is not always clear, and the consequences of getting it wrong are significant. Rural properties often carry maintenance obligations, access arrangements and infrastructure responsibilities that simply don’t exist in the same way in the US. Managing all of this from three thousand miles away, across a different time zone and through advisers you are still getting to know, adds a layer of difficulty that most buyers don’t fully anticipate at the point of purchase.
