Why Is Independent Property Advisory Important?
Families are returning to Britain from the Middle East and beyond, sometimes at short notice. Others are leaving London for schools or a family home in the country. The reasons differ, but the pressure is the same. There is little time to learn a new area, understand the market or establish who to trust.
And where do you start? Choosing a buying agent is a personal decision. The right one depends on the area, the kind of house and the people involved. The same is true of the architect, the conveyancing solicitor, the insurance adviser and the private finance specialist. The architect who is right for a contemporary extension may not be the one for a listed farmhouse.
So a buying agent is recommended, an architect introduced, a builder suggested by a friend. Substantial sums are committed before anyone has asked what the house will really cost to put right, what restrictions apply, or what happens when costs rise.
We see the consequences. Owners come to us after commitments have already been made. Some have bought houses without understanding the scale of the work required. Others have appointed teams or started renovations without a realistic view of the overall budget. By then money has been spent, contracts may have been signed, and reversing those decisions is difficult and expensive.
Each of these professionals brings valuable expertise. But who is considering the whole picture? Who is questioning whether the renovation makes financial sense, whether the budget is realistic, or whether the right professionals have been appointed?
Without that oversight, the responsibility falls to the homeowner, often with little experience of managing so complex a process.
Independent property advisory means advice that answers to the owner alone. At Manton Property, independence is the foundation of how we work. We have no commercial arrangements with any of the professionals we recommend, and we receive no commissions or referral fees from anyone we introduce. We are paid by our clients alone, so our responsibility is to the homeowner and nobody else.
That independence allows us to give objective advice, even when it means questioning a budget or advising against a purchase or renovation altogether. We represent the homeowner’s interests from the earliest discussions, throughout the project and, where required, into Maintenance & Aftercare.
We work closely with buying agents, solicitors, surveyors, architects, insurance advisers, private finance specialists and builders, and greatly value the relationships we have built with them over the years. Their knowledge is invaluable to our clients. When clients ask who they should speak to, we make the introduction and work alongside them throughout. Our recommendations are based entirely on what is right for the client and their property.
This advice is most valuable early. Before a purchase is completed. Before a professional team is appointed. Before substantial sums are committed to designs, planning applications or construction.
The best time to seek independent property advice is before an expensive decision has been made, not after its consequences become clear.
